Plumbing In Brentwood

Brentwood was established in 1960, and most of its homes are the bungalows and split-levels of that decade. The plumbing inside them is now more than sixty years old unless someone has replaced it. Original supply lines were galvanized steel or early copper. Galvanized pipe rusts from the inside, so the signs are low pressure at one fixture, brown water after the tap sits, and eventually a leak at a threaded joint. Early copper holds up better but can pinhole after decades of hard Bow River water.

Under the yard, the sewer lateral is usually clay or cast iron, and the mature trees that make these streets attractive send roots into every joint. A main line that backs up every year or two is almost always roots, and a camera inspection tells you whether cleaning is enough or a section needs replacing. Split-levels bring one more issue: the lower-level bathroom and floor drain sit below the street sewer, and many of these homes were never fitted with a backwater valve. Alberta's plumbing code now requires below-grade fixtures to be protected, and adding a valve needs a permit. Some houses of this age also have foundation drainage tied into the sanitary line, which the City allows only for pre-1973 connections.
